Land Use Consulting
About
Projects can be challenging; we're here to lighten your load. Let us use our knowledge of the area and local government regulations, along with some old fashion hard work, to help keep your project moving forward. We're a family run business that works together to help you plan4approval.
Here are a few ways we can help you to plan4approval:
Zoning Conformance Permit
Do you own, or are you purchasing, property within a zoning district? Do you need a special approval for your project? We can help you obtain a zoning permit and any needed special use, conditional use and/or variance approvals. Let us help you through the process.
Building Notification Permit
If you own land within a platted subdivision in Lake County, there is a real possibility that you'll need to obtain a Building Notification Permit before you develop your lot. Let us help you demonstrate compliance with your subdivision approval and get to work on your project.
Lakeshore Construction Permit
Would you like to build a new dock, boat shelter, or other lakeshore improvement? Maybe you already have lakeshore improvements but you'd like to update or repair what is existing. Sounds like you may need a lakeshore permit. We'd like to help you obtain the necessary approvals and get back to enjoying the lake.
Subdivision Approvals
Do you have some property that you'd like to subdivide but don't know where to start? Well, start with us. We can help guide your project through the preapplication, application, and final plat phases of review.
Maybe you qualify for an exemption from subdivision review, we can help with that too.
Floodplain Development Permit
Did you know that there is a FEMA mapped floodplain in Montana? If you live near water you may need to build in compliance with the floodplain development regulations and obtain a permit. Let us know what you're working on and what challenges you're facing. We can help you wade through the many challenges of floodplain development.
Property Research
If you own property and want to get started on a project, or if you're thinking about buying or selling some property, you may need to do some research before you start. We can help to research records on file with local governments to try and uncover the history of your property of interest.
